Find-a-Tenant Limited Service Program

 By using the find-a-tenant program, you eliminate the headaches of meeting potential candidates. checking references, and credit checks. However, you still maintain control over collecting rents and overseeing your property.

 

Advertising. We advertise in a number of local venues such as the Charleston Trident Association of Realtors MLS (Multiple Listing Service), Print Media, Web Sites, Local Corporate Human Resources, and other National Websites.  

Showing Your Property. We are availabe to show your home to prospective tenants so you won't have to take time off during your work day. When we list your home, we work with over 2200+ co-operating Realtors to get your property rented.

 Interviewing Candidates & Checking References. After meeting with a potential tenant, we will do a thorough reference check. We will also run credit checks.

Security Deposit & First Month's Rent. We collect the security deposit and first month's rent on your behalf. A service fee of 60% (minus the non-refundable advertising fee) from the 1st month's rent will be deducted and the remainder will be forwarded on to you. The tenant will then send all future payments to you directly.

Paperwork-The Lease. We prepare the South Carolina Rental Agreement and explain it to your tenant. This is a legal document which spells out the responsibilities of the Tenant and you, the Landlord.

Marketing Fee of 60% of 1st Months Rent ($500.00 min.). A $250.00 non-refundable advertising fee is due upon listing the property. This is deducted from the 60% service fee when your property is rented.

 

Property Management Full Service Program

Full Service Property Management includes all of the services offered by our Find-A-Tenant program offers PLUS the following:

 

Escrow Account. The Security Deposit will be placed in an escrow account as required by law. 

Rent Collection. Monthly rents and fees are collected from tenants in a timely fashion.  

Income. Your proceeds are then mailed to you in a timely fashion.  

Emergency Repairs. We have contracts with local licensed contractors to handle emergency maintenance. A reserve fund of $250.00 is established to be used for emergency repairs. Owner approval is required for all major repairs.

Financial Reports. Our management software is used to track your property's income and expenses. At the end of the year this report will help you find all the deductible business expenses you are entitled to as an investor.

Management Fees. We charge 10% per month Management Fee and 20% of the first month's rent for finding a new tenant.

Lease Purchase Program. Thinking of Selling? Coastal Palms Group works with many prospective renters that ultimately desire to purchase their own home. With our program the tenant has the oppurtunity to purchase your property at a future date.
